The Costs of Repairing, Patching, or Replacing a Roof

A survey in February 2022, showed that 65% of respondents were stressed about finances in some capacity.

Homeownership comes with a lot of responsibility, and it can be costly at times. Keeping your roof in good condition is key. You don’t want to feel unsafe in your home and you don’t want your possessions to be ruined due to a leak or other damage.

If you suspect that you need a roof repair, you may be worrying about the cost. Before starting your roofing project, it’s important that you know how much it’s going to cost.

We’ve put together this guide so you can be prepared when it comes time to repair or replace your roof. Keep reading for all the information you need.

Extent of Damage

The first factor that is going to contribute to the cost is the extent of the damage. Minor issues such as missing shingles, leaks, poor ventilation, and water pooling will likely only require repair or a patch. You can expect a repair to cost around $1,000; however, it could cost up to $15,000.

If more than 30% of your roof has damage, you’ll likely need a replacement, which will be much more costly.

Labor Cost

The cost of a roof repair will be affected by the cost of labor. The cost is going to be heavily dependent on the local economy and could fluctuate throughout the year.

If you have a smaller roofing project budget, consider hiring a roofer during the company’s slow season. This will help lower the cost as demand goes down.

Different Roofing Materials

Tile and slate are pricey materials. If your roof is made of either one of these, you can expect the repair to cost more than if you had asphalt shingles. Metal roofing will be slightly less expensive as well.

If you’re replacing your roof, you’ll want to keep the price of the materials in mind. Not only will it be cheaper to replace, but repairs in the future will also be more affordable.

Roof Age

Roofs experience normal wear and tear as the years go on. The lifespan depends on the roof material, but you can expect yours to last between 25 and 50 years.

Depending on how old your roof is, it may be financially beneficial to skip the repair and invest in a full replacement. Replacing old roofs is an expensive project, but once it’s done, you’ll have peace of mind knowing your home is structurally sound and reliable.
